Construction begins in Churra on 148 new homes

The residential expansion is set to revitalise this long-overlooked corner of central Murcia

After years of stagnation, construction activity has resumed in the central Murcia district of Churra, where plans for 148 new homes are now underway. The project, which will see the development of seven buildings ranging from two to six storeys, marks a significant milestone for the area’s urban growth.

Bulldozers have already begun work on the site, located behind the Odiseo leisure centre between Avenida Parque Churra-Thader and Calle Julio Cortázar. The proximity to a tram stop provides excellent connectivity, making the new residential development an attractive option for homebuyers and investors alike.

According to the approved action report, the buildings will be constructed on nearly 11,400 buildable square metres. The initiative aligns with the municipality’s efforts to accommodate rising housing demand.

“With the demand for housing, it is very important for new families to have options in the municipality of Murcia,” said Antonio Navarro, councillor for Urban Planning, Huerta and Environment.

For years, building permits in Churra have largely been limited to renovation projects. However, this latest initiative represents a substantial expansion of the district’s urban landscape.

José Cuevas, Mayor of the Municipal Council of Churra, said, “It has been years since construction was allowed to move forward due to licensing delays, and this project will help revitalise the area.”

The mayor also pointed out the district’s prime location, with easy access to the city centre via tram in just ten minutes.

The project plan proposes four six-storey buildings, two five-storey buildings and one two-storey building. In addition to the housing units, there is a commitment to preserving green areas.

The report details that over 80% of the original trees, including fruit trees, palm trees, cypresses and native pines, will be retained. The only ‘Phoenix canariensis’ palm tree directly impacted by construction will be transplanted within the private green spaces.

Commenting on environmental concerns, Councillor Navarro reassured that tree preservation is a priority where feasible. “It is normal for trees to be maintained if they are large enough. In fact, trees must always be planted as part of the urbanisation project,” he explained.

However, when unprotected specimens obstruct development, they are removed and replaced with new plantings.

The resurgence of construction in Churra signals renewed growth for the district, but is also just one small part of the larger trend towards investment in property development that is returning to the Region of Murcia after the fat years prior to the 2008 financial crash.

At the Hacienda del Álamo golf resort, ground has just broken on a project to build over 1,000 new homes, while at the Condado de Alhama resort the Alhama Nature development will combine new build residential properties with leisure facilities.

These projects – as well as many more at Roda Golf Resort, Corvera Golf, Altaona and more – are indicative of increased confidence on the part of developers and property investors in the bright future of Murcia.
