Housing prices in Murcia reach highest level since 2012
Both sales and rental markets continue to rise, with coastal areas driving growth in the Region of Murcia

Housing demand across the Region of Murcia shows no signs of slowing down, with prices continuing to climb steadily. The Ministry of Housing has just released the latest figures for unrestricted properties, showing that the average price per square metre now stands at €1,185 as of the second quarter of 2025.
That’s up a whopping 7.9% compared to the same period in 2024 and 1% higher than the first three months of the year. This marks the highest prices seen in the Region since 2012, when the market was still recovering from the economic crisis.
In this issue, Murcia certainly doesn’t stand alone. Across Spain, the average price per square metre has risen 10.4% year on year to €2,093, highlighting the ongoing challenges for those trying to get onto the property ladder, particularly younger buyers who are being squeezed out of the market altogether.
The area of Murcia that you’ll get the least bang for your buck is undoubtedly coastal San Javier, where the average residential property costs a staggering €1,647 per square metre. The city of Murcia follows with €1,388, although this actually rises to €1,808 for properties under five years old, while older homes average €1,380.
Cartagena comes in at €1,307 per square metre, with newer homes at €1,303 and those over five years old reaching €1,578. Mazarrón and Águilas also rank among the priciest municipalities, with average values of €1,393 and €1,235, respectively.
Rental prices are also on the rise, though not as sharply as sales. The latest Idealista report shows rents in the Region increased 5.7% in the last year, reaching €9.10 per square metre. Coastal towns, unsurprisingly, are again seeing the strongest growth.
Los Alcázares has jumped 22% to €9 per square metre, while San Javier is up 9% to €9.20. La Manga remains the priciest area for rentals at €13 per square metre. Torre Pacheco saw a big rise too, with rents climbing 20.3% to €9.50. The city of Murcia averages €9.30 and Cartagena €8.60.
Across Spain, rents rose in 46 provinces over the past year. Madrid tops the list at €20.50 per square metre, followed by Barcelona and the Balearic Islands. At the more affordable end of the spectrum are Jaén and Ciudad Real, with rents around €7 per square metre.
